We have seen a steady increase in the number of sales over the past few months. There were more homes sold in January than in either November or December. February brought another increase in sales at about 65% og 2008. March promises to be closer to 75% of the 2008 sales. The average price has also risen marginally over the last couple of months.

Buyer Beware

Did you know that 58% of the sales in Calgary last week were at or above list price? In many cases, there were 6 or 8 offers on a house. The most extreme case was about a month ago in Arbour Lake where there were 65 offers on one house. It sold for $60,000 over list!

Wow! Can you believe it? I was just looking at the stats for the last several weeks. The average price has increased $7,000 per week. That is a $1,000 per day. Just living in your home and paying your mortgage is making you a $1,000 every day! So if your mortgage is $1,500/m, you are making about $29,000/m for your investment. Incredible!
